Over the last two decades the case for energy efficient commercial buildings has been argued specifically on the requirement to reduce the overall energy use for the good of the building owners-through reduced energy costs; the nation—by reducing the need for expensive energy producing facilities; the international community—by the reduction of use of usually non-renewable energy. The soaring energy costs proposed in the scenario have not eventuated although the basic situation has not changed and they may well eventuate at any time due to political events largely beyond our control.
