Traditionally, models of urban growth have focused on demand factors. Housing has been the primary area of interest since it uses a great deal of land and thus is a major shaper of urban growth and structure. This emphasis on demand is sound in principle: consumer demand drives developer location and land using decisions, since developers' locational choices are derived from consumer preferences. This reasoning will pertain as long as developers can meet consumer preferences without difficulty. In actuality such preferences can only be met, within consumer budget constraints, by working within existing and often constraining institutional settings. This paper explores urban growth, from the supply side by examining residential developer location criteria as obtained from surveys. These behavioral findings are then used to obtain allocation functions for a simulation model. The allocation functions are based on the stated locational preferences of developers. The resulting simulation output is compared with actual growth in the Greater Vancouver Region of British Columbia for the period 1971–1975. The results are encouraging and point up areas where additional work is needed to better test the utility of the behavioral data in forecasting urban growt

This research illustrates ways in which rural real estate is converted into potential vacation home sites by large land development corporations. The individual and previously disorganized approach to selling property is replaced by an organized framework that is designed to create a demand for rural real estate.Unfortunately, development is progressing without serious or adequate consideration being given to a number of specific problems. Developers and local governmental officials often fail to consider the environmental impact of these developments, the adequacy of service facilities being provided or the direct and indirect public costs associated with this type of developmental activity. Because of these shortcomings and others, serious questions arise concerning the desirability of this kind of developmental activity for rural areas.

This article explores the notion that appraisers respond to a very rapid change in any factor that will ultimately affect real estate values only after they witness the effects of this change in actual marketplace transactions. An analysis of 685 responses to a recent national appraiser survey suggests that a cause and effect relationship exists between their energy related market experiences and their energy awareness level. Market imperfections and the difficulty of predicting future energy prices are identified as barriers that inhibit the appraisers' ability to achieve a high level of energy awareness.

This study documents an investigation of how intermetropolitan differences in transit and highway service levels; as well as overall urban development patterns, affect auto ownership and use. Specifically, this paper presents models of the determinants of auto ownership and mode choice for 163,488 white, single‐worker households residing in the largest 125 SMSAs in 1970. Indices of highway capicity, transit service levels, and overall residential density for each SMSA together with each household's socio‐economic characteristics, workplace location, and residence choice, are used to explain each household's observed auto ownership status (0, one, or more than one car), and, given that auto ownership status, each household's worktrip mode (auto driver, auto passenger, bus, rail, or walk).The models offer a framework for considering the effect of alternative urban development scenarios upon auto ownership and use, and for comparing alternative development and infrastructure policy options.
